🌱 This is the country, you will see/hear critters and insects (fox, rodents, rabbits, raccoon, opossum, coyotes, etc) 🏡 The cottage sits about 25-30 feet behind the main house 🌀 The A/C is a portable unit in the living room window 🐕 Pet fee, there is a pet fee for each stay. $50 for a stay under 30 days and $100 for a stay over 30 days, please be sure to add your pet to the reservation so it automatically adds the pet fee, thank you! For stays of 30 days or more, if utilities (water, trash, electricity, and gas) exceed $100, you may be asked to cover the excess. To avoid high charges, please turn off lights, heaters, electronics, and the stove when not in use. During the winter, we recommend layering clothing to manage electric bills efficiently. Also, for stays of 30 days or more, the cleaning fee will double for an end of stay deep clean and you will need to pay for monthly cleanings if your stay is over 6 weeks. Please note: We love hosting travelers from near and far. However, we’re currently unable to accommodate local residents within a 30 mile radius. Thanks for your understanding and cooperation!

-No parties or events of any kind are allowed here -Out of respect for our Neighbors: Quiet Hours are between 10pm - 7am -No shoes inside (flip flops, slippers, socks are fine) -No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling) -The property shall not be used by more than the number of adults listed on the reservation -Pets OK with fee and let us know -Conserve water, California is currently in a drought -Recycle & Compost if there are receptacles in the unit -Turn off lights, TV, heater, & stove when not in use -During your stay of 30 days or more. If electricity & gas go over a total of $100 and water & trash go over a total of $50, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, we wear layers of clothing to avoid high electric bills. -Please consume or take all leftover food and do not leave extras out of the fridge. Extra food beckons little critters and bugs! -No commercial photography or filming is permitted on the property. -Please only deposit toilet paper in the toilets please, we have small pipes (no baby/adult wipes, floss, tampons, etc...should be flushed down the toilet) -Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy. -A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests. -On check-out, if the property has a key, return it to the lockbox. There is a fee for misplaced keys, or for keys left in the unit. -Most of all, have fun and enjoy beautiful Sebastopol!

Downtown Sebastopol is the home of quaint shops and restaurants fit for any foodie and flanked on one end by quiet neighborhood streets and the other by the Barlow. The Barlow is a venue for shopping, restaurants, tasting rooms, and entertainment venues. Walkable neighborhood! Park, restaurants, bakeries, book stores, town square with great farmer's market every Sunday just 2 blocks away. The Barlow is a 5 minute walk, as is a great Community Market, Whole Foods and many lovely boutiques and shops. Its a sweet neighborhood with much to do!

Claudia’s place was clean and quiet and we had a pleasant stay. The neighborhood was nice to walk in. Her place was a short drive into downtown Sebastopol. We would stay there again!

Claudia’s place is great. Close to everything in town yet in a quiet setting. We even saw deer passing through the neighborhood. The place was well stocked with everything needed to be comfortable. Will definitely return
