Radiant heat warms the floors underfoot while the quiet of this tucked-away suite settles around you. Even on cooler San Francisco days, the space feels calm, grounded, and inviting. Layout & setting This garden-level guest suite sits discreetly behind the main house with its own private entrance and self check-in via keypad. Designed with layered textures, stone details, and hardwood floors, it offers a peaceful retreat while remaining connected to the surrounding neighborhood. French doors open to a shared, fully fenced backyard where greenery remains part of your daily rhythm. Sleeping arrangements The bedroom features a queen bed positioned for comfort and garden views, along with wardrobe storage for longer stays. In the living room, a queen sleeper sofa provides an additional sleeping option. The bathroom is accessed through the bedroom and includes both a bathtub and a walk-in shower, along with bathroom essentials. Radiant heating continues here, adding comfort during cooler months. Kitchenette & dining The kitchenette is designed for simple meals and easy mornings. You’ll have a refrigerator, freezer, microwave, toaster, coffee maker, hot water kettle, cooking basics, and a dining table suitable for casual dining or remote work. Coffee is provided to start your day at your own pace. Comfort & connectivity Stay connected with Wifi and an Ethernet connection. Evenings can be spent unwinding with the 50-inch TV with Netflix and Apple TV, or browsing the books and reading material available in the suite. Outdoor space Guests have access to a shared patio or balcony and a shared backyard - fully fenced and open to the garden setting. Sun loungers offer a quiet place to relax outdoors year-round. Neighborhood Located in Noe Valley, the suite balances residential calm with easy access to transit. The J Church Muni stop is one block away, and 24th Street BART is within walking distance. Restaurants, cafes, and shops along Church Street, 24th Street, Mission Street, and Valencia are easily accessible, as are the Mission District and the Castro. Civic Center destinations are about 20 minutes away by car or public transportation. Free street parking is available, and a Pack ’n play/travel crib is always at the listing for guests traveling with little ones.

Other Details to Note

Please note there is no full stove in the unit. The kitchenette includes a cooktop, microwave, convection oven, refrigerator, and essentials for light meal prep. We live in the main home above and do our best to remain quiet and respect your privacy. We’re nearby if you need anything and always happy to help. Laundry is available for guests staying 7 nights or longer—just check with us to coordinate a time. For shorter stays or added convenience, Bubble Up Laundry is located just two blocks away at 1364 Church Street, open daily from 7 AM–10 PM (but check online before heading over). The apartment is accessed via a slightly steep 6-foot driveway. You’ll enter through the garage and then use the private side door entrance to the garden apartment behind. Please do not park in, near or along the red-painted curb directly outside the driveway, as it is a red zone and may result in a ticket. It's also an active driveway and needs access 24/7

-No parties or events of any kind are allowed here -Out of respect for our Neighbors: Quiet Hours are between 10pm - 8am -No shoes inside (flip flops, slippers, socks are fine) -No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling) -Turn off lights, TV, heater, & stove when not in use -The property shall not be used by more than the number of adults and children listed in your reservation. -No pets allowed -Conserve water, California is currently in a drought -Recycle & Compost if there are receptacles in the unit -Please consume or take all leftover food. Extra food beckons little critters and bugs! -No commercial photography or filming is permitted on the property. -Please only deposit toilet paper in the toilets, SF has small pipes (no baby/adult wipes, floss, tampons, etc...) -Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy. -A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests. -On check-out, if property has a key, return it to the lockbox. There is a fee for misplaced keys, or for keys left in the unit. -During your stay of 30 days or more. If utilities (water, trash, electricity & gas) go over a total of $150, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, San Franciscans wear layers of clothing to avoid high electric bills. -Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. Noe Valley is in the geographic center of the city, between Diamond Heights and Twin Peaks on the west and the Mission District on the East. Noe Valley has many good restaurants and shops on Church and 24th street. Mission Street area and the Castro are both a moderate walk away and offers a variety of restaurants, bars, shops, and interesting walks. More information We are probably 20 minutes from the Opera house and symphony hall and the Civic Center by car or take the J-Church streetcar.

Our stay at Jana’s garden suite was lovely. There is a beautiful garden outside the living room and bedroom, and the location was perfect for us. It is in a quiet convenient location in Noe Valley, and we were able to walk to stores and restaurants during our stay. Jana is a very responsive host! We will definitely look to stay here on our future trips.

We stayed at Jana's lovely place for a week and it was perfect in every way for our needs. It was located in a great part of the city and easy accessible to eateries, groceries and other amenities. We loved the view of the amazing garden area, and enjoyed sitting on the back porch (when the weather allowed) to take it all in. Very peaceful. The only drawback for us was the limited parking spots. But this seems to be a challenge in most of the city! I hope to return and stay with Jana in the future.

Jana's place was an absolute gem. Very clean, very private, beautiful gardens just outside the set of double doors in the living space and the bedroom. A very peaceful and relaxing space with some really cool decor. Jana herself was excellent at communication and I had the chance to meet and talk with her and we had a really great conversation - a really cool person, super interesting. You can't beat the neighborhood either, tons of cafes and shops within walking distance and The Mission is just down the road. I'll definitely be booking Jana's place next time I'm in SF!

Staying at Jana's place was great. I got accommodated with a last minute booking, and the place had everything I needed. Bathroom was probably the coziest I ever had, and I travel a lot. Location is great - streetcar stop is right next street, it's close to Noe Valley village on 24th, and it's easy to walk to/back from Mission. Recommended!

Find us

The J-Church streetcar stop is a about a block away, and travel time to downtown is around a 1/2 hour to the end of Market (the Embarcadero). The 24th Street BART station is about a 15-20 min walk.
