Perched on the top floor of one of Bernal Heights' oldest Victorian homes, a property featured in San Francisco tour books and tended by the same family for generations, this two-bedroom retreat offers something rare: a genuine sense of place, framed by rooftops, gardens, and a Bay Bridge skyline that earns its moment after dark.   Living space Diamond-pitched ceilings, original artwork, and a curated mix of Mid-Century Modern, antique, and vintage furnishings give the apartment a character that takes time to settle into. The living room looks out toward the city skyline, a view that quietly becomes the backdrop for every quiet evening in. Central heating and a portable heater keep the space comfortable through San Francisco's cool, fog-edged days, and a BOSE Bluetooth sound system, HDTV with Roku, books, and reading material make it easy to stay in when the mood calls for it. A yoga mat is available for stretching or mindfulness sessions during your stay.   Sleeping arrangements Two bedrooms are set up for restful nights. The first includes a Queen bed and a uniquely shaped walk-in closet. The second offers a Full bed with additional clothing storage nearby. Luxury 100% bamboo sheet linens, extra pillows, blankets, and hangers are provided throughout.   Kitchen and dining The fully equipped kitchen has everything needed to cook and eat in - refrigerator, freezer, stove, oven, microwave, cooking basics, dishes, silverware, wine glasses, toaster, baking sheet, and a hot water kettle. A Keurig coffee machine makes mornings easy, whether you're heading out early or easing into the day at the dining table. Wifi is available throughout the apartment, and a dedicated workspace is located in a shared indoor area with a surge protector.   Bathroom A full bathroom includes a bathtub, hair dryer, and Public Goods shampoo, conditioner, and body soap, alongside hot water and all essential supplies.   Outdoor spaces Step outside onto the private patio or balcony for fresh air and city views. The fully fenced backyard offers additional space to pause and take in the surroundings at your own pace, with outdoor furniture available for quiet moments even in cooler weather. Welcome to Our Home Please remember, you’re staying in a home, not a hotel. We ask that you treat our space with respect and care. Meet your host We host lives downstairs in the lower part of the house. You’re always welcome to say hello, but we’re equally happy to give you complete privacy during your stay—whatever makes you most comfortable. Your entrance is separate from theirs, enjoy. Co-host Support Our wonderful co-hosts from Home Sweet Host Property Management are available to assist with anything you need during your stay. Location Our home is situated up a steep hill, with at least two hills to reach Mission Street. You will get your exercise walking up our hill. Access You’ll have a lockbox on the front iron gate and a private entrance to the apartment, ensuring independence and privacy. Lost keys incur a $50 replacement fee. House Rules -No parties or events -No smoking anywhere on the property, including the roof deck -No pets (we prefer no service animals due to allergies) -No packages to be mailed to the house -Please keep noise levels down after 9:00 pm (the apartment is above a house in a residential area) IMPORTANT DETAILS Please note that there are at least 12 shallow steps on a narrow staircase leading up to the apartment. While they’re easy to navigate, we ask that you take care when using them. Parking: 2-hour limit between 8 am–6 pm, free from 6 pm–8 am. You’ll need to move your car every two hours during the day (common in San Francisco) Children & Pets We love children and pets but prefer no children under 12 due to a sliding glass door (to a deck that is 25’ high) that doesn’t lock, narrow stairs and our allergies to pets. House Rules

・This home is in a residential neighborhood and the owners live on the first floor of the home. So we ask that all guests keep noise levels down in the evenings. ・No parties or events of any kind are allowed here ・Out of respect for our Neighbors: Quiet Hours are between 9pm - 8am ・No shoes inside (flip flops, slippers, socks are fine) ・No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling) ・The property shall not be used by more than the number of adults listed in your reservation. ・No pets allowed (if you have a service animal, we would like to know as we have pet allergies) ・We prefer no Children under 12 years of age please, we have safety issues (high patio/no lock on sliding glass door). But if you do bring children under 12 years old, you agree not to hold the host liable of children getting hurt ・Conserve water, California is currently in a drought ・Recycle & Compost if there are receptacles in the kitchen ・Turn off lights, TV, heater, & stove when not in use ・Please consume or take all leftover food and do not leave extras out of the fridge. Extra food beckons little critters and bugs! ・No commercial photography or filming is permitted on the property. ・Please only deposit toilet paper in the toilets please, we have small pipes (no baby/adult wipes, floss, tampons, etc...should be flushed down the toilet) ・Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy. ・A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests. ・On check-out, return one set of keys to the lockbox. It’s also within waling distance of our major public transportation (BART & MUNI) and near one of the most amazing spots in the entire city-Bernal Hill. We LOVE our neighborhood. This is a pretty hilly part of town, check online maps for Coso & Prospect streets. If not renting a car, or using Uber/Lyft, you will get your exercise in this neighborhood. Public transportation is the way to go in San Francisco. There are bus lines and train lines within walking distance of the home. If you have a car, the main expressways are also easily accessible. And of course, Uber and Lyft drivers are happy to pick you up!
